A condo can offer a good location in the Branson area at a less expensive price then buying a home.
Buying a home is one of the biggest and most important decisions you’ll ever make. Whether you are a first-time buyer, or a veteran homeowner looking to make a new start or find a vacation home close to all that the tri-lake area has to offer, you will inevitably be faced with a number of questions. Your answers will lead you to the home that’s right for you.
One of the most fundamental questions all homeowners face is whether to buy a condo or single family house.
There are advantages and disadvatages of each decision or a diffucult one to make.
What is most importnat to you? Give consideration to the following:
- Location – There are both options for condos and single-family homes in the tri-lake area.
- Privacy – Is it important to you to have complete privacy or do you find close neighbors to be a comfort?
- Reponsibilty – Do you need total control over decsions affesting your home or are you attrated to the idea of sharing decision-0making with your neighbors?
- Maintenance – Are you a homebody who enjoys getting dirty in the yard or are you delighted with the idea of never having to cut a blade of grass again?
- Budget – How much do you have to spend? Depending on where you want to live, a condo may be the only option that meets your budget.
These considerations and others will help you determine the best choice of you now. And just remember, if your interests and priortoes change in the years ahead, you can always sell your home and make a move, this time with experidecne as your guide.

With fall leaving us I am sure many current Stone County residents still have those bright fall colors in their minds. Stone County in the fall is one of the most scenic areas in the Ozarks. A drive down scenic hwy 76 through Cape Fair captures those bright colors along the roadway. 65Auction.com is holding a
Tornado Disaster Relief Auction on Saturday, June 25, 2011 from which 100% of the proceeds will go to tornado victims. They already have an inventory of items donated that will be sold at the auction, which will be held at the 65Auction.com building at 1960 Boat St in Ozark, off the CC Exit.
We hope you will join us in raising badly needed cash for Joplin tornado victims. The auction is an easy convenient way to raise a lot of cash in a hurry. We can raise it for them now when they really need it. Together with Convoy of Hope, they recognized a need for cash that the tornado victims have to have for essential survival supplies, food, medicine and housing.
The government is not helping enough for them to deal with the overwhelming loss of everything they own.
76Realty is totally behind this effort. This was a once in a lifetime disaster and requires a once in a lifetime response. This is our time, those of us blessed to still have our homes and our jobs to do something good for our countrymen.
Please donate anything of value or your time or talent to this good cause. Call Tracey Russell, the event producer at 417.593.4214 if you can give or even help promote this event. Thanks for your consideration.

Is there any wonder why we can't trust our politicians?
Even more important, the Congressman doesn’t think it’s a big deal. He likes the photo of his penis in the public eye. It gives him more of a feeling of gravitas. This is our typical politician. He’s not trying to work for the people, but he took a photo of his boss and tweeted a young girl in Washington State. “No big deal.”, he says.
We disagree, Congressman. We believe it is a very big deal. Tweeting lewd photos could be a felony. The Congressman from New York should resign immediately as this is going to get much uglier if it grows, and it will grow. He may have enough fans to supercede the law, but he will be held accountable for his true nature by his constituents. His days are numbered, and the we look forward to his replacement.

As the real estate market has dropped by a third, the stock market has doubled. When will that money move to bouy real estate? Not if but when. The bounce off the bottom could be sharp as it is in many rebounds. Our double dive recession is still playing out but the market moves in cycles. It is designed to move in cycles. No one can argue we are not in a downcycle, but if you believe that, you also know that upcycles follow downcycles. Our time is coming. If you don’t climb on now, later you may be catching a rising star chasing what you could have had for a good price. You cannot pick the bottom or the top. Invest for the long term and you will be rewarded. We know the real estate market will catch up because that is how it behaves. The upcycle is coming. A long time off or soon? We’ve already had a long term vicious downcycle. Will free market rules or even government interference stop the upswing we are looking forward to? No, not in the long run. In the long run, the real estate market will swing back up and then down and then up. Where are we now? Looking at a downcycle or an upcycle?

Great location with land and buildings. Over 1 acre on W. Bypass visible from Sunshine.

If you are looking for a good high cash flow investment, we can get a tenant for you to pay $2,000 per month which will more than cover your loan on this property. Billboard on site has income built in that will help pay the taxes on the real estate. Look at these numbers; asking only $39/sq foot of building with an acre of land. The contents have a $50,000 loan on them that the owner will pay off with proceeds from the sale. Tools of all kinds are tucked away in this expansive auto type shop. Could be used for any type of business that needs bays with roll up doors. Take a look! You’ll like this one. It will sell quickly at $149,900 including the contents.

From January to May, 14, the number of closed home sales ticked up in 2011 to 332 sales compared to 330 in the same period last year and from 264 in 2009. The recovery is slow to come but is coming nevertheless. The average sale price dropped from $155k to $150k according to data in the Tri-Lakes mls. The following numbers reflect total sales for the period January 1 through May 14 of the respective year:
Year Average Sale Price Number of Homes Sold Days on Market
2007 $182k 463 116
2008 173k 353 121
2009 140k 264 132
2010 155k 330 133
2011 150k 332 152
The Crash of o9 has been weathered and now we are on the long pull back to pre-crash levels. More telling is a comparison of April 1-May 14 from 2010 to 2011. All the numbers have moved against us providing confirmation that the crash got another boost in 2011. We believe the weather has fueled this year’s crash and this creates a phenomenal buying opportunity to buy before the recovery comes on in full motion. The stock market has already made up most of its losses and is poised to pull real estate up with it.
April 1- May 14, 2010 $163k 132 132
April 1- May 14, 2011 137k 123 138
From our peak valuations of $182k in 2007 to the last month’s average price of $137k, the Branson real estate market looks prime for stabilization and more historical rates of return on home prices.

- The end of Usama
While we cannot say why the White House will not release this photo and others of Usama Bin Laden, we feel this information, though graphic in nature, is further proof that America has defeated one of it’s greatest enemies. We have the greatest military and intelligence people in the world. We are grateful to all the men and women who serve our country and put their lives at risk to make the world a safer place. Thank you to both the vets and active military who protect our freedom.
